Airbnb Profit Calculator

This Airbnb profit calculator estimates what a short-term rental earns after Airbnb’s host fee, cleaning, supplies, management and fixed costs. It shows monthly and yearly profit and the occupancy rate you need to break even, so you can test a listing before you commit.

Airbnb host fees

  • Host-only pricing: Airbnb takes about 15.5% of the booking total from the host, and guests see one all-in price. This now applies to most professional hosts and those using property management software.
  • Split fee: the host pays about 3% and the guest pays a separate service fee.

Rates vary by country, listing type and agreement, so check the fee shown in your own payout history.

How profit is calculated

  1. Nights booked = 30.4 × occupancy; stays = nights ÷ average stay.
  2. Revenue = nights × nightly rate + stays × cleaning fee.
  3. Subtract the Airbnb fee, management fee, cleaning and supplies for each stay, and fixed monthly costs.

Worked example

A $150-a-night listing booked 65% of the time with 3-night stays and a $75 cleaning fee takes about $3,460 a month. After the 15.5% host fee, $75 of cleaning and supplies per stay and $2,200 of fixed costs, profit is about $229 a month. Break-even occupancy is about 59%.

Before you list

  • Check local short-term rental laws: many cities require permits, limit nights or ban non-owner-occupied rentals.
  • Confirm your mortgage, lease, HOA and insurance allow short-term letting.
  • Set aside money for occupancy taxes, income tax and replacing furniture.

Frequently asked questions

What is a good occupancy rate for Airbnb?

It depends on the market and season. Compare with similar listings nearby, and use the break-even figure to see how much room you have.

How much does Airbnb take from hosts?

About 15.5% under host-only pricing or about 3% under the split-fee model, depending on your setup and location.

Is Airbnb income taxable?

Generally yes. In the US, rental income is reported to the IRS, and you may deduct expenses. Rules differ in the UK, Canada and Australia.

Should the cleaning fee cover my cleaning cost?

Many hosts set it close to their cleaner’s cost. A high cleaning fee can deter short stays, so test both.
